This program is designed for larger investors and institutions looking to be involved in larger commercial projects with greater return potential.
We primarily invest in two types of properties:
- The purchase of commercial land ranging from 10 to 30 acres for the ground up construction of retail shopping centers.
- The purchase of existing retail centers in need of renovation an re-tenanting.
Ground up projects:
- The entitlement time on ground up projects is often 2 to 3 years.
- Nonrefundable option money and entitlement costs are put at risk during the entitlement process but the land purchase is not completed until the property is fully entitled with anchor tenants in place.
- Once entitled, portions of the land can be sold or ground leased to the anchor tenants, and freestanding pad sold to users to bring down the overall land basis.
- Portfolio West will build the most profitable part of the project which are the junior anchors, in-line shops and pad buildings.
- Total investment period on these deals are 2 to 3 years after the purchase of the land.
Renovation Projects:
- These are typically well located in-fill properties in strong retail markets with strong tenant demand.
- Often times they have large vacancies, short-term leases, undeveloped land and have been poorly managed.
- They are purchased based on the existing cash flow value and we create additional value by renovating, adding buildings and re-tenanting the center with credit tenants at substantially higher rents.
- Whenever possible we add pad buildings with shops, banks or restaurants to the sites.
- These properties are typically held for 3 to 5 years to maximize returns.
